Surfaces are classified by use, exposure, and maintenance requirement. Wet areas, high-traffic zones, and vertical planes are specified separately. Each area has a documented finish schedule for substrate, layer build-up, and edge treatment. The plan removes ad-hoc selection and ensures finish continuity across junctions.
Colour and texture are selected for light reflectance, slip rating, and cleanability. Variations are limited to control visual noise and procurement risk. No finish is applied without approved sample and substrate test. All surfaces are dimensioned to tile, panel, or sheet module to reduce cuts and joints.
Level, line, and plane tolerances are set at 2 mm over 3 metres for floors and 1.5 mm for walls. These tolerances were checked before finish application. This prevents lippage, banding, and misalignment at handover.
Materials are specified for abrasion, impact, stain, and moisture resistance. Flooring is selected by PEI rating, slip rating, and chemical resistance. Wall finishes are selected by washability, recoat time, and touch-up method. Stone and veneer are specified by grade, grain direction, and sealant type.
Laminates, acrylics, and coatings are selected for thickness, VOC, and UV stability. Adhesives and grouts are specified for substrate compatibility and movement allowance. All materials were approved by sample and technical data sheet before procurement. Each surface has a documented maintenance method and frequency.
Edge bands, trims, and sealants are specified for water ingress and impact control. Exposed edges are factory-sealed or metal-capped as per location. The schedule is built to meet specification for durability and maintenance at handover and after ten years of service.
A finish is correct when the substrate is prepared, the material meets specification, and the installation meets tolerance. Specification determines finish. There is no variance between drawing and site.
PMC Design Standards
Substrate preparation is executed to moisture, flatness, and adhesion standards. Moisture content is checked and documented before application. Primer, intermediate, and finish coats are applied under controlled temperature and humidity with documented thickness and curing time. No coat is applied outside manufacturer conditions.
Joints between materials are detailed for movement, level, and cleanability. Control joints, expansion gaps, and sealant types are located on drawing and executed to dimension. Transitions between floor, wall, and ceiling are resolved with trims or shadow gaps to 2 mm tolerance. All corners and edges are protected during work.
Finishes were installed under a checked schedule with hold points for substrate approval, sample approval, and first-panel inspection. All surfaces were protected after installation and handed over with maintenance documentation. The interiors were delivered to match the approved finish schedule and drawings with zero deviation.
