Demolition is limited to non load bearing elements unless structural certificate is issued. Wet area waterproofing height 1800 mm minimum in showers. Slope to floor waste 1 in 60 minimum. All items documented in the approved itemised scope with quantities and rates. Statutory approvals and society NOC obtained before work where required. Handover occurs after snag closure, test records, and warranty documents are issued.

Condition Survey and Approvals

Site condition report prepared with moisture readings, level survey, and service locations. Structural elements marked. Non load bearing walls identified. Society NOC and statutory approvals initiated. Load bearing change only with structural engineer certificate.

Demolition and Protection

Demolition barricaded with dust control. Debris removal daily. Existing services isolated and capped. Adjacent areas protected with 6 mm ply and polythene. Substrate checked for level and plumb within ±3 mm per 2 m after clearing.

Services and Substrate

Plumbing, electrical, and HVAC routed and pressure tested. Waterproofing in wet areas to 1800 mm height. Ponding test 72 hours with zero drop. Floor slope 1 in 60 to waste. Concealment only after PMC inspection and photographic record.

Finishes and Handover

Finishes installed to manufacturer method statement. Joint alignment ±2 mm. All services operated for 72 hours. Snag list closed with client sign-off. As-built drawings, test records, and warranties issued. Defects liability 12 months.

Renovation scope includes labour, materials, and management to deliver approved drawings to operational condition. Items not listed in the approved itemised scope with quantities and rates are excluded. Structural changes proceed only with written structural certificate and approvals.

01. Demolition and Prep

Non load bearing removal only. Dust control and daily debris removal. Existing service capping. Substrate level and plumb ±3 mm per 2 m verified before next trade.

02. Surface Upgrade

Flooring screed 40 mm to 50 mm. Wall plaster 12 mm to 15 mm. Waterproofing 1800 mm height in wet areas. Ponding test 72 hours. Tile joint 2 mm to 3 mm.

03. Materials and Finish

Materials per approved sample. Paint low VOC, two coats over primer. Timber moisture content 10 percent to 12 percent. Edge band 2 mm on exposed edges.

04. Services Overhaul

Water pressure test 6 bar for 2 hours. Drain flow 12 litres per minute tested. Electrical megger test above 1 megaohm. ELCB trip test recorded. HVAC drain slope 1 in 40.

05. Storage Retrofit

Wardrobe carcass 18 mm BWP. Depth 600 mm for hangers. Drawer load 30 kg to 50 kg. Shelf load 40 kg per metre. Shutter gap 3 mm. Hinges 200,000 cycle tested.

06. Testing and Handover

All services operated 72 hours. Alignment ±2 mm checked. Snag closure with client sign-off. As-built drawings, test records, and warranties issued. Defects liability 12 months.
