PMC Turnkey Interior Execution covers the complete scope from approved layout to handover under one contract. Design coordination, procurement, civil interface, services, fabrication, and installation are managed by PMC. Schedule, cost, and quality are controlled through documented hold points, test records, and weekly reports.

Site work starts only after layout, services, itemised scope with quantities and rates, and baseline schedule are approved in writing. Variations require written approval with cost and time impact stated. Handover occurs after snag closure and submission of as-built drawings, test records, and warranties for workmanship and installation.

Document Freeze

Layout, services, itemised scope with quantities and rates, and baseline schedule are approved in writing. Material samples signed off. No procurement or site work starts before freeze.

Services First

Electrical, plumbing, HVAC, and data routes installed and pressure tested. Concealment only after PMC inspection and photographic record. Tolerance for line and level ±5 mm.

Step 3

Fabrication and Installation

Joinery produced to shop drawings. Substrate checked for level and plumb within ±3 mm per 2 m. Installation tolerance ±2 mm. Door gap 3 mm. Hardware tested for operation and load.

Step 4

Testing and Handover

All services operated for 72 hours. Snag list closed with client sign-off. As-built drawings, test records, O&M manuals, and warranties for workmanship issued at handover.

Service Inclusions

Scope Items Under Turnkey Contract

Turnkey scope includes all labour, materials, and management required to deliver approved drawings to operational condition. Items not listed in the approved itemised scope with quantities and rates are excluded. Variations require written approval before execution.

01. Design Coordination

Layout, service, joinery, and finish drawings issued for approval. Clash checks completed before site release. Revisions tracked by number and date.

02. Procurement Control

Materials and hardware ordered to approved specification. Batch numbers and test certificates archived. Delivery checked against packing list and approved sample.

Nightstand

03. Joinery and Furniture

Carcass in 18 mm BWP plywood. Drawer load rated 30 kg to 70 kg per function. Door gap 3 mm. Hinges 200,000 cycle tested. Installation tolerance ±2 mm.

Lighting

04. Services and Lighting

Electrical, data, and lighting installed per approved plan. Task areas 400 lux. General areas 200 lux. All circuits tested. Test records submitted before concealment.

Step 3

05. Site Management

Single project manager for technical and commercial interface. Weekly reports with labour count, progress photos, and look-ahead issued. All vendors managed by PMC.

Step 4

06. Handover Package

Snag closure record with client sign-off. As-built drawings, service test reports, O&M manuals, and warranties for workmanship issued. Defects liability 12 months.
