PMC engineered the Urban Flow 2BHK residence for daily function and spatial efficiency. Living, dining, and private zones are separated by use, not by partitions. Circulation paths are defined in plan to remove conflicts between movement and furniture. The layout operates without obstruction and reads as a single volume.
Sightlines run from entry to balcony. Storage is integrated into wall lines to eliminate visual bulk. Each area is dimensioned for its activity: living for seating and access, dining for table clearance, bedrooms for bed placement and circulation. No area serves more than one primary function.
Passage widths, door swings, and furniture footprints were verified against plan before execution. This removed on-site adjustments and ensured the delivered layout matches the approved drawings.
Furniture placement is based on clearance and access, not display. Seating, dining, and work surfaces align with documented service points for power, data, and lighting. This reduces cable runs, floor boxes, and loose extensions. Bedrooms provide bed, storage, and 900 mm minimum circulation on three sides.
The living and dining zones share a continuous floor and ceiling line. Zoning is achieved through furniture grouping and lighting circuits, not through level changes or partition walls. This keeps the floor plate open for movement and cleaning while maintaining clear use boundaries.
All joinery is detailed for capacity and access. PMC dimensioned kitchen, wardrobes, and storage units for contents specified by the client. Hardware is selected for load, cycles, and maintenance access. The layout is built to meet specification at handover and after ten years of service.
A residence is correct when circulation is resolved, storage is adequate, and materials perform to specification. Specification determines finish. There is no variance between drawing and site.
PMC Design Standards
Materials are specified for durability, maintenance, and procurement control. Flooring meets abrasion resistance and slip rating requirements. Wall finishes are selected for washability and touch-up. All laminates, veneers, and stones were approved by sample before procurement.
Wet area hardware is stainless grade 304 or equivalent. Hinges, channels, and lifts are specified by load and test cycles. Finishes are applied under controlled conditions with documented thickness and curing time. PMC managed site execution under a checked schedule with hold points for inspection.
Electrical and plumbing routes were fixed before civil closure. All services were tested and photographed before concealment. The residence was delivered to match the approved material schedule and drawings with zero deviation.
